Land Agents and Self Build Land

The primary problem that all self-builds have is finding the right plot of land to put your self-build house on.

Finding a suitable building plot is one of the hardest steps in Self build because most available residential building land is quickly snapped up by the large house building companies.

Land Agents mainly sell to known contacts in the trade and only advertise the land for sale widely when little interest is shown.

Land Agents find builders more "attractive" buyers than the self-builders because;

They are known to the Land Agent
They do not ask "silly" basic questions
They are cash buyers
They buy Land in bulk
They will be repeat buyers

It is for reasons such as these that I believe that well over 50% of land for sale is not "openly marketed" by the Land Agents. And of course the land that is advertised is only marketed in specialist magazines, such as the Estates Gazette.
